The 6 basic types of Rhode Island lease agreements:

Commercial Lease Contract – This tenancy type is for lessees making use of the space for commercial purposes. The definition of commercial space is broad and can include office space, warehouse space, industrial manufacturing space, and much more. 

Monthly Lease Contract § 34-18-37 –  This is a type of lease that can be canceled with a minimum notice of 30 days. If it’s not canceled then it goes on indefinitely. It offers fewer protections for both landlords and tenants. 

Rent-to-Own Lease Contract – A rental agreement that allows the occupant to acquire the property at agreed-upon terms with the landlord. Certain conditions need to be met before the tenant can exercise their right to purchase. 

Room Rental Contract – For the residents of a single dwelling where each individual has a bedroom and an agreement is created for each member’s designated responsibility for the common areas and expenses with regard to the property. 

Standard Residential Rental Contract –  A residential lease type with a start and end date that usually lasts for one year. Of course, it can be longer than that and this lease agreement is one of the most common types. 

Sublease Rental Contract – The act of a lessee bringing in a new occupant to see out the remainder of the leased term. It comes in two options; a commercial sublease and a residential sublease. This type of tenancy may require the lessor’s consent. 

Three disclosure requirements

Violations (§ 34-18-22.1) – In an event of a lessor contravening any building codes, the occupant has to be informed. 

Manager Information (§ 34-18-20) – Persons authorized to access the premises has to be stated in writing. 

Lead-based Paint Information – For buildings constructed prior to 1978, the landlord must inform tenants of the presence of this hazardous paint on the property. The form must be completed with both parties appending signatures to this document. 

Access to property

The lessor is required to provide a minimum of two days’ notice before accessing the lessee’s dwelling for causes like maintenance (§ 34-18-26). And should only access the premises at reasonable periods of the day.

Money deposited as security

Maximum (§ 34-18-19) – The lessor can only demand payment not exceeding one month’s rent from the lessee.

Returning (§ 34-18-19) – The landlord must return all funds associated with security deposits within twenty days from the termination of the rental contract, and deduct from the deposit all repairs due to the occupant.
