A North Dakota rental/lease application form is used by homeowners/property managers to verify the personal and employment information of prospective tenants. When determining whether to accept a candidate for occupancy, property managers consult this document. The application would be completed by the prospective occupant and sent back for evaluation. After reviewing the application, the landowner will decide whether or not to grant the request, at which point the potential occupant will be given the opportunity to sign a rental lease. It is recommended that all details be typed or printed.
Application Fee - There is no restriction for application charges. The application fee is non-refundable (no rule).
Security Deposit - Landlords are allowed to request one (1) month's rent as an initial deposit. If the candidate has pets, the property manager can request up to two (2) months' lease or two thousand five hundred dollars ($2,500), whichever is less (§ 47-16-07.1).
Although each form is unique, a typical rental application should include the following information:
previous address
pets
Valid Means of Identification
name
address
phone number(s)
employment and income
information (if applicable)
contact information in case of emergency
background knowledge
recommendations from previous landlords
references (personal or professional)
The application fee pays for potential renters' credit and background checks. It essentially covers the applicant's screening costs.
The application fee may be accompanied by processing fees in some situations.
Conduct background and credit checks as part of the rental application process.
A landlord's apartment background check may go back as far as the landlord considers necessary, and it will normally focus on criminal history. Any relevant background information should be reported.
A credit check on a rental application determines how financially responsible a potential tenant is. Are they trustworthy individuals that pay their rent on time? Checking credit ratings is the simplest way to achieve this.
