An Alaska rental lease application form is administered by a landlord to prospective occupants seeking a property for lease. The application is used to get information such as employment, income, and references. At the discretion of the property owner, the document may include past rental records of the applicants. The verification process can take up to 24 to 72 hours and usually comes with a small non-refundable fee.
Application Fee - There is no limit to how much a landlord can charge. It is important to note that the application fee cannot be deducted from the security deposit if the application is approved.
Security Deposit - A property manager may not charge an amount larger than two (2) months' lease. If the month-to-month rental sum is greater than two thousand dollars ($2,000) there is no bound to the amount of the security deposit. (AS 34.03.070(a)).
The rental application should contain the following sections:
A description of the prospective property, including its address and rent
Applicant's name
Contact Information including phone number(s), and email address
Date of birth
SSN
The number on Driver's License
A current address, including dates entered and dates left, as well as what caused the move, the rental amount, and the landlord's name and contact information
Previous address, including dates of entering and leaving, reasons for moving, rental amount, and landlord's information
Employer, address, phone, name of supervisor, and salary information for current occupation, current position, dates of employment, and previous occupation, position, dates of employment, employer, address, phone, name of supervisor, and salary data for previous occupation, position, dates of employment, employer, address, phone, name of supervisor, and salary data for the previous occupation
Description of other income, including monthly income
Contact information in case of emergency, including name and relationship to applicant, address, and telephone number
Referrals: name, relationship to applicant, address, and phone number
Background information including prior evictions or rent owed after leaving, bankruptcy filings, and previous criminal convictions, including the applicant's willful refusal to pay rent in the previous year
Further information, including how the tenant heard about the prospective property, and a request for additional information that would aid in the evaluation of the application
All names and birth dates of proposed occupiers
The make, model, year, and license plate number of all cars
Pet Information if any
An authorized signature and dated agreement including consent to a credit and criminal background check as well as a non-refundable application fee.
