Oregon Special Warranty Deed Form

The Oregon special warranty deed acts as a legal document used in conveying ownership interest in real estate from a proprietor to someone else. Although this can be seen as a warranty deed, the guarantee is restricted to the period that involves the ownership of the real estate by the vendor. There is no assurance of a clear title as relates to the previous ownership. The grantor is just responsible for problems emerging from the proprietorship of the property by the grantor.

Instructions to Write the Oregon Special Warranty Deed

1. Firstly, the location and complete name of the individuals that would be sent the form and notices for tax after completion should be written. 

2. The grantor’s location and full name should then be written alongside his or her marital status.

3. The stipulated sum to be paid for the property should then be specified.

4. The grantee’s location and full name should then be included and the box demonstrating how the purchaser plans to claim the property should be ticked.

5. The details below as regards the real estate should be written: 

  • Address of the street

  • Legal description (note that this is not the physical description. It can be gotten from the past deed). 

  • Recording data 

  • Easements or Limitations

  • The recording information of past deeds

6. In the blanks given, this form should be appropriately signed and dated.

7. A legal (notary) official should be present to observe you sign this form and, should appropriately acknowledge this form by signing.

8.Then lastly, the original form should then be taken to the clerk’s office in the county where the property is located for immediate documentation.
