Ohio Limited Warranty Deed Form

An Ohio limited (special) warranty deed is a document used in passing on property interests with an assurance. Notwithstanding, in contrast to a guarantee deed, the grantor is just ensuring that the person in question didn't burden the property while the individual had ownership. This implies that the grantor is ensuring that they didn't give any other individual any interest in the property. Laws – Title LIII, Chapter 5301 and Chapter 5302 

Legal Form – R.C. § 5302.07 

Recording (R.C. § 5301.25) – Must be recorded in the County where the land is found. 

Signature requirements (R.C. § 5301.01) – Grantor(s) should sign within the sight of a notary public. 

Instructions to Write 

Stage 1 – Fill in the name and address of the grantor and the grantor's marital status. 

Stage 2 – Add the amount of consideration paid for the property. 

Stage 3 – Write in the name and address of the grantee and the possession status. 

Stage 4 – In the following segment, fill in the accompanying data: 

  • road address of the property 

  • the lawful portrayal of the property (the legal description can be gotten from the last deed)

  • recording data of the property 

Stage 5 – The deed should be signed and dated by the grantor and grantee. 

Stage 6 – A legal (notary) official should authenticate the deed for it to be recognized.

Stage 7 – The grantee should record the report with the county recorder's office right away.
